From Bhavnagar Terminus, take the Ahmedabad highway north; the park is about 11 km along, before the Narbad turning. From Ahmedabad, leave the expressway at Adhelai and continue 25 km south.

01Where exactly is Ocean Industrial Park?

At Kala Talav on the Bhavnagar–Ahmedabad National Highway, the NH 751 alignment, in Bhavnagar taluka, Gujarat 364320. The pin is 21.8578° N, 72.1176° E and the park fronts a 60 metre main road.

It is sold by survey number. Park 1 is SR 342-343-394; Park 2 is SR 344-337-398-334-335; Park 3 is SR 398-396; Park 4 is SR 398-389-390-391; Park 5 is SR 351-352. The masterplan page shows each parcel and the survey plan is downloadable there.

02How far is it from Dholera, the port and the city?

By road, measured on the public road network in September 2026: Dholera SIR 45.7 km, the southern end of the Ahmedabad–Dholera Expressway at Adhelai 24.6 km, Bhavnagar Port 19.4 km, Bhavnagar city centre 12.9 km, the airport 15.8 km, Nirma’s Kalatalav complex 7.6 km, Alang 61.7 km and Dholera airport 71.9 km.

03What does a plot cost?

We do not publish a rate. Plots differ by park, by frontage and by size, and a price quoted on a web page ages badly and helps nobody. Tell us the size you need and what you intend to build, and we will come back with what is actually available and at what rate.

The standard plot on the drawing is 20 × 25 metres, about 500 square metres, and other sizes are made up from the same grid.

04Which incentive category is Bhavnagar, and what is it worth?

Bhavnagar taluka is Category B under the Viksit Gujarat Industrial Policy 2026, settled by the Government Resolution of 8 September 2026. Ghogha, Vallabhipur, Umrala, Talaja, Palitana, Gariadhar and Jesar next door are Category A.

For an MSME in Category B the overall ceiling is 35% of eligible fixed capital investment, not the 45% a Category A taluka would give. What you actually receive depends on your band, your loan and your power consumption, and the bands each run to their own period. The incentive calculator works it out on your figures and gives you a PDF of it; every rate in it is transcribed from the Industries Commissionerate’s own published policy document.

05How long is the policy window open?

The Viksit Gujarat Industrial Policy 2026 runs from 1 June 2026 to 31 May 2031. A unit has to be set up and its claim made inside that window, and the disbursement schedule then runs over its band’s own period — five years for an MSME, and eight, ten or twelve for the larger bands.

06Is the Tata semiconductor fab at Dholera actually going to buy from around here?

It is being built, and it is late. The first chip was once promised for December 2026; the technology minister now puts commercial operations at mid-2028, and the line will start on 90-nanometre rather than 28. We wrote that up, with the sources, when it changed: see the note.

A fab qualifies its suppliers a year or two before it opens, which puts that window in 2026 and 2027. Whether any particular unit is bought from is a matter for that unit, and we make no promise about it.

07Will Kalpasar be built?

Nobody knows, and anyone who tells you otherwise is selling something. The 60.13 km dyke across the Gulf of Khambhat has been filed for environmental clearance at ₹1.33 lakh crore, Dutch institutions are now formally on the technical work, and a separate road crossing is at the stage of a consultancy tender. None of it is sanctioned and none of it has a date.

08Who is the developer?

Ocean Industrial Park is developed by Shivanand Land Development Corp., one of seven companies in the Shivanand Group of Companies, Bhavnagar. The group has seventeen completed projects in the city and eleven more under construction.

09What documents will my consultant ask for?

The master plan drawing, the survey and key plan, and the village map. All three are downloadable from the masterplan page, and the SR 202 villa layout is there too.

Title, measurement and use permissions are confirmed on site with the papers themselves; nothing on a website is a substitute for that.

10Can I visit?
